Common questions.
No. Midpoint Surveying and Mapping offers complimentary estimates to all prospective clients. Call or send the request form and we’ll pull the deed research first, then come back with a fixed scope and price — usually within one business day. You’ll know exactly what you’re paying for before anyone sets foot on the property.
A boundary survey establishes legal property lines, preventing disputes and ensuring accurate land use. We use precise surveying techniques to provide clear, reliable property boundary reports. Without one, you’re building, fencing, or selling based on an assumption — and assumptions get expensive when a neighbor, a lender, or a title company disagrees.
Meticulous attention to detail, a dedication to quality, and a personalized approach. We prioritize client communication to seamlessly bring your vision to life. Practically: you talk to the licensed surveyor, not a scheduler. Dustin walks the property, runs the calculations, seals the plat, and stands behind it if anyone ever raises a question.
Standard residential boundary and form-board surveys typically turn around inside one to two weeks from authorization. ALTA/NSPS commercial surveys generally run two to four weeks depending on Table A items and how quickly the title commitment arrives. If you have a hard closing date, say so up front — we’ve turned surveys around in days when a closing was on the line.
ALTA/NSPS is the national commercial standard set jointly by the American Land Title Association and the National Society of Professional Surveyors — required by commercial lenders and title insurers on larger transactions, with optional “Table A” items you select. TSPS Category 1A is the Texas boundary standard used on most residential and rural closings in this state. If you’re unsure which your transaction requires, ask your title company — or ask us.
Absolutely. You can read reviews and testimonials from satisfied customers right here on this page and on our Google profile. If you’d like to speak with specific past clients directly, we can provide their contact information on request.
Midpoint is licensed to survey anywhere in Texas, and we regularly handle commercial ALTA surveys, subdivision platting, and pipeline route work statewide. What we won’t do is quote a small residential job four hours away and charge you for windshield time — if there’s a good local surveyor closer to you, we’ll tell you.
Texas law does not require one, but your lender and title company usually do, because the survey is what lets the title policy cover boundary and encroachment issues. Some title companies will accept the seller’s recent survey with an affidavit; others require a new one. Ask your title company early so the survey never holds up closing.
The property address or legal description, anything you already have — a prior survey, the deed, a title commitment, or a plat — and your deadline. We pull the rest from the county records. For construction work, we need the approved plans and the engineer’s CAD files.
Yes. On a boundary or title survey we recover existing monuments and set new capped iron rods where corners are missing, then flag them so you can find them. If you only need a line marked for a fence, see fence line staking.
By the type of survey, the size and shape of the tract, the quality of the existing record and monuments, terrain and vegetation, and any extras such as Table A items or elevation certificates. That is why we research the property before quoting rather than guessing from an address — and why the estimate is free.
No. We let you know before the crew arrives and give you an update when field work is complete. If gates are locked or there are livestock on the property, tell us in advance and we will coordinate access.
A form board survey checks the foundation forms against the lot lines, building setbacks, and easements before concrete is poured. It is done after the forms are set and before the pour, usually within a day of the builder’s request, so any problem is fixed while it still costs nothing.
Yes. Metes and bounds descriptions and exhibit drawings prepared by a Registered Professional Land Surveyor are a standard deliverable and are written so your attorney or title company can attach them directly to the instrument.
Midpoint Surveying and Mapping is registered with the Texas Board of Professional Engineers and Land Surveyors as Firm #10194823, and our work is sealed by a Texas Registered Professional Land Surveyor. You can confirm both on the TBPELS roster at pels.texas.gov.
