Standard Title Surveys
Closing-ready boundary and improvement surveys for transactions where the title company does not require the full Category 1A or ALTA/NSPS scope.
About this service.
Not every closing calls for the full weight of a Category 1A or ALTA/NSPS survey. A standard title survey delivers what the title company needs to insure the property: the boundary, the improvements, and the easements and encroachments that affect it, on a sealed plat with a surveyor's certification.
These surveys are common on cash transactions, refinances, estate transfers, and lots inside recorded subdivisions where the boundary is well documented. We confirm the standard your title company expects before we quote so there are no surprises at closing.
When you need one
- A title company requests a survey but does not specify Category 1A
- Cash purchases, refinances, and estate or trust transfers
- Platted subdivision lots with well-established corners
- Confirming a fence, drive, or addition sits inside the property line
What you receive
- Signed and sealed survey plat
- Boundary with monumentation, bearings, and distances
- Improvements, fences, and visible encroachments
- Recorded easements and building lines
- Surveyor's certification to the title company and lender
Usually inside one to two weeks from authorization, often sooner on platted lots with existing monuments.
Where we provide it
Frequently requested in these service areas. Licensed statewide, so larger projects anywhere in Texas are welcome.
Common questions
Ask your title company, or forward us the title commitment. We will tell you whether a standard title survey, Category 1A, or ALTA/NSPS survey is appropriate and quote accordingly.
We recover existing monuments and, where corners are missing or disturbed, set new ones so your boundary is marked on the ground as well as on paper.
