Boundary Surveys
Property lines established on the ground and on paper — corners recovered or set, monuments referenced, and a plat you can rely on for decades.
About this service.
A boundary survey answers one question with authority: where exactly does your property begin and end? Our surveyors research the deeds and plats for your tract and the adjoining tracts, recover the original monuments where they exist, and resolve the record evidence against what is found on the ground.
Corners that are missing or disturbed are reset with capped iron rods, and the result is documented on a sealed plat with bearings, distances, and a metes and bounds description. That plat becomes the permanent reference for fences, construction, sales, and any future question about the line.
Boundary work is the foundation of everything else we do. Whether the tract is a city lot or several hundred acres, the research and care are the same.
When you need one
- Building a fence, barn, pool, or addition near a property line
- Resolving or preventing a disagreement with a neighbor
- Buying or selling land without a recent survey
- Dividing a tract, granting an easement, or clearing up an old deed description
What you receive
- Signed and sealed boundary plat
- Corners recovered or set with capped iron rods, flagged for visibility
- Metes and bounds legal description suitable for deeds and easements
- Notes on record discrepancies, overlaps, or gaps discovered in research
- Digital PDF delivery; recordable exhibits on request
Most residential and small-acreage boundary surveys turn around inside one to two weeks. Larger rural tracts depend on acreage, terrain, and the condition of the record.
Where we provide it
Frequently requested in these service areas. Licensed statewide, so larger projects anywhere in Texas are welcome.
Common questions
We can locate existing monuments, but a Texas surveyor cannot certify a corner without verifying it against the record. In practice, a pin search and a boundary survey involve much of the same research, so we quote the survey and tell you up front what it covers.
It happens more often than people expect, and discovering it on a survey is far better than discovering it in a lawsuit or at closing. We show the encroachment clearly on the plat and can explain the options, from moving the fence to a boundary line agreement prepared by your attorney.
No. We give you a heads-up before the crew arrives and an update the day field work is done. If you want to walk the corners with us afterward, we are glad to.
