TSPS Category 1A Land Title Surveys
The Texas standard for most residential and rural real estate closings, prepared to the Texas Society of Professional Surveyors' Manual of Practice.
About this service.
A Category 1A Land Title Survey is defined by the Texas Society of Professional Surveyors' Manual of Practice. It is the survey most Texas title companies request for home purchases, rural tracts, and smaller commercial closings when a full ALTA/NSPS survey is more than the transaction needs.
The survey establishes the boundary, locates improvements and visible evidence of use, and shows easements and other matters of record that affect the property. Category 1A sets accuracy standards that scale with the setting, from urban lots to rural acreage, so the survey fits the land it describes.
Every Category 1A survey we deliver is signed and sealed by a Texas Registered Professional Land Surveyor and prepared in the format your title company and lender expect.
When you need one
- Buying or selling a home, lot, or rural tract in Texas

Common questions
ALTA/NSPS is a national commercial standard with optional Table A items and certification to multiple parties. Category 1A is the Texas standard used for most residential and rural closings. Your title company will tell you which one the transaction requires; if you are unsure, send us the title commitment and we will advise.
That decision belongs to your title company and lender. Many will accept a recent survey with a seller's affidavit if nothing has changed; others require a new one. If a new survey is needed, we can often work from the prior survey to speed things up.
